Just read an article on the DT website about a new housing development on the site of the Rugby Club in Stonegravels. There will be 127 new dwellings and the way is clear for the club's new site already being built at Dunston.
Not quite as emotional an issue as the development of the old Saltergate football ground, but still a win win situation - more houses and a new club ground for the Panthers.

127 sounds a lot for the size of the plot, but I'm not knocking it. Good for the rugby club.
Also never realised how big the bus depot was, and I've been in it times many.

bus depot was even bigger when you consider there used a social club on the site as well. When Stagecoach took over they would not pay for its upkeep so it got demolished. I can rember as a kid going there (Dad was a bus driver) after going to pantomime for a party. It had a function room with bar and a snooker room I think.

I'd like to see the plans for access etc. Another roundabout ?

Am I right in saying there has to be a seperate road in and out to facilitate emergency services?

I bet they have to arrange some sort of sound deafening structure between the depot and the new development, although the buses exit from the opposite end (of the proposed development). However they come back in to the depot after midnight sometimes and will be bordering the edge of this development. Apparently sound tests have been done however which state there should not be a problem.
I recently had to visit Barnsley depot for a training course. The depot has been there for quite a while. Subsequently some new houses were built opposite the main exit to the depot. Due to complaints from the new residents (although the depot has been there for much longer,and people bought these houses knowing it was there), Stagecoach have had to plant new trees to obscure its view, buses cannot exit the depot with headlights on (even in the dark) until they are on the main road because their lights will shine in to the houses, and they have had to pay for triple glazing for some properties to keep the noise out!!
Bearing this in mind, I would not be surprised if Stagecoach relocate to Markham Vale. I know Sir Brian Souter has been a couple of times recently- maybe thinking of making Stagecoach land available too - who knows?
It would be a shame because Stagecoach depot (although old) is self containing, in other words it has engineering bays, paint shop, upholstery(bus seats), electrical section, full self contained MOT facilities,canteen etc.
At least the buses are undercover in winter(at Chesterfield) unlike at Barnsley. They are parked in the open air - so get frosted up in winter.

Cant see it being a cul de sac if there are 127 dwellings. Arkwright springs to mind-road in and out even though its not recent by todays standards

The one on Derby Road (the old plant) will potentially be a 1500 home cul de sac (5 times the size of Hasland Hall Park Estate).

Thinking about it the recent housing development on Storforth lane opposite Eyre St has only one road in and out.

Correct. There is a bright side to it, it stops people using your estate as a rat run :D

And helps deter joyriding, etc. If thugs in a stolen car drive onto the estate, police just block the exit so they can't drive off.
